Description

914.8 total acres     Lillington, North Carolina

Just forty minutes from Raleigh and twenty minutes from expanding Ft. Bragg, the 914.8 acre River Tract of potentially golf-course / multi-use residential and commercial development is located partly within the Town of Lillington in one contiguous tract consisting of approximately 1.2 miles of four-lane HWY 421 frontage and 2.3 miles of gorgeous frontage on the scenic Cape Fear River.  A jet airport is only 3.2 miles away.

The property is one mile from the new County Courthouse / Government Center and under-construction new hospital to the west and is adjacent to the Keith Hills Golf Course and one mile from Campbell University to the east. Central Carolina Community College is located between each of the two commercial portions that lie on the north side of four-lane Hwy 421 that connects into I-95. 

Wilco-Hess has purchased part of a developing shopping center parcel for a gas/convenient store and fast-food business, and the Town is considering locating a new Police Station and Firehouse on the parcel beside the Community College. Several up-scale commercial and residential developers have expressed serious interest in the property once the current banking situation eases.

While the four-lane highway provides all utilities, additionally a 22” north-south gravity-flow sewage line having the potential of servicing 2/3rd of all the internal property and a 48” sewage line paralleling the river also lie within the property. At County expense, a 6” water line with periodic fire hydrants is to be constructed across the property at a location to be chosen by a future developer. Additionally the property internally has 16 KW of underground Electric Service, Fiber Optics, and a 4” tap-on gas line that traverses the property.

Everything is in place here in the greater Triangle region within a county “friendly” toward development for a major upscale planned community offering big-box retailing, river-front homes under old-growth timber, along with a nearly University and Hospital.
